We RV Champions of Rio Hondo

To receive a refund, cancellation must be made more than 7 days from the date of check-in. For stays of 30 days or more, the cancellation fee is 10% of the current monthly rate. For stays less than 30 days, the cancellation fee is the current nightly rate for the site type reserved.

There are no refunds for any cancellation made within 7 days from the date of check-in.

There will be no refunds after you have checked in, for any reason, including but not limited to inclement weather, failure to follow the Rules & Regulations or disorderly conduct. Manager/Owner reserves the right to have discretion on all refunds.

• Speed Limit: For the safety of all our guests, please do not exceed 10 MPH within all park property. Please be extra aware of children and pets.  

  Occupancy: Our rates are based on 2 people and 2 vehicles per site. Additional guests and/or vehicles are subject to additional fees and must be approved by management. Utilizing any other RV site will be subject to charge equal to the rate of that site. Repair or maintenance on all vehicles is not allowed, and all vehicles must have current registration and be in running order. 

  Check-Out: Check-out is 11:00 AM. Please notify the office ASAP if extending your stay. Your same site is not guaranteed. 

  Quiet Time: From Sunday through Thursday 10pm – 7am. Friday and Saturday 11pm – 8am.  

  Pets: No more than 2 pets per site.  

  • Management reserves the right to restrict disruptive or aggressive pets. You are liable for the actions of your pet. Any aggressive or noisy behavior will be caused for removal from the park.  
  • Pets must always be on a leash when outside of the camper. The only exception is when in portable pet playpen.  
  • Pets must not be left unattended outside when you are not in the park.  
  • Pet waste must be picked up daily and disposed of properly and placed in trash dumpsters in front of the park.  Please do not use trash cans under the pavilion, or in the laundry/bathroom facility.  
  • Pets are not permitted in the Office, Laundry/Bathroom Facility. 
  • Pets are not permitted inside fenced pool areas. No Exceptions 

  Trash: There is a trash dumpster located near the front of the park. Please help us keep the park clean and free from litter by placing all trash in the dumpster. Make sure you close the lid when disposing of your trash. Do not leave any trash outside your RV, especially overnight. Please break down any boxes placed in the dumpster and do not place furniture, appliances, or any type of hazardous waste in the dumpster.  

  Behavior: Intoxication, profanity, vandalism, and disorderly behavior will not be tolerated and could be the cause for removal from the park.  

  Non-Motorized Vehicles: Golf carts, skateboards, bicycles, etc. must stay on roadways and off the grass.   

  Sewer & Septic: Texas law requires the use of sewer rings that ensure an airtight and watertight seal. Help us remain environmentally conscientious and flush only bodily fluids & toilet paper. 

  Campfires: Campfires are allowed in approved, above ground firepits only when Smith County is not in a burn ban. Please check with management if you want to know if we are in a burn ban. Firepits cannot be placed under trees. All fires must be extinguished prior to leaving the park or retiring for the night. Guests will be responsible for all damage resulting from their campfire.  The Office, Laundry/Bathroom Facility & inside the gated pool area are non-smoking areas. Please dispose of cigarette butts properly while on the property. 

  Monthly Guest: Please keep your site clean and free from clutter. Lawn chairs and BBQ grills may be kept outside but storing items under and around RV and approved porches is not permitted. Any non-factory steps, porches, portable storage sheds and landscaping, etc. must be approved by management and is subject to removal if not maintained. 

  Cancellation / Refunds: No refunds for partial stays. Cancellations must be made at least 7 days in advance of your stay for a full refund of deposit. Cancellations within 7 days of your stay will be charged for one night’s stay.

By accepting this reservation, the guest hereby waives, releases and discharges and covenants not to sue We RV Champions of Rio Hondo, LLC for all claims and liability for personal injury, accidents, property damage, or any other claim arising out of or in connection with guest’s use of the rental/property. Further, the guest agrees to defend, indemnify, and hold harmless We RV Champions of Rio Hondo, LLC from all losses, claims, expenses, and demands, including attorneys’ fees, that We RV Champions of Rio Hondo, LLC may incur arising out of or in connection with the guest’s use of the rental/property. The guest further agrees to be responsible and liable for the actions and safety of every person in their group. We RV Champions of Rio Hondo, LLC reserves the right to remove any renter, occupant, or guest subject to a lifetime registration requirement under a state sexual offender registration program.

We RV Champions of Rio Hondo, LLC, may terminate this agreement for any or no reason by providing the guest a notice to leave the RV park. The guest agrees to render peaceful possession of the RV site to the RV park within 3 days of the date on the notice to leave. The 3-day notice shall not be required if the termination is a result of non-payment or rules violation.

Pet Policy: We are a pet-friendly RV park, but pets must be walked on a leash, cleaned up after, and may not disturb other guests. There is a 2-pet limit per site. Pets are the responsibility of the owner. Management reserves the right to restrict disruptive or aggressive breeds.

Management shall not be held liable or responsible for the non-utilization of package components or loss of recreational opportunities due to weather or other circumstances beyond our control.  

We RV Champions of Rio Hondo, LLC or its management bears no responsibility for any loss or damage to any person, property, or thing howsoever caused. 

THIS AGREEMENT DOES NOT CREATE A LANDLORD/TENANT RELATIONSHIP.
